What Are Permit Plans?

Permit plans are the drawings required to obtain formal approval for your project. Depending on the approval pathway, this means a Development Application lodged with council, a Complying Development Certificate assessed by a private certifier, or a Construction Certificate confirming the build complies with the approved design.

Permit plans need to satisfy the requirements of the relevant approval authority. That means the right level of detail, the right documentation, and the right supporting reports submitted together. We manage all of that as part of the process.

What Are Construction Plans?

Construction plans are the detailed drawings your builder uses to price and build the project. They go beyond what’s required for approval and include the specific information trades need on site, dimensions, materials, structural details, and connections between elements.

A good set of construction plans reduces variation requests, limits back-and-forth between your builder and the certifier, and gives everyone on site a clear reference point from day one. That translates directly to fewer surprises and a smoother build.

How Permit and Construction Plans Work Together

For CDC projects, the permit and construction documentation can often be progressed together, which reduces overall timeframes.

For DA projects, permit plans and construction plans are produced in two stages. Permit plans are prepared first and lodged with council for approval. This initial set of plans is detailed early so once DA determination is received, the transition to obtaining a Construction Certificate (CC) is smooth and efficient.

Following CDC or CC approval, and before the final construction plan set is issued, any additional detailing can be incorporated to ensure complete clarity when construction begins.

Additional construction detailing beyond the standard requirements is billed at our hourly rate, as the level of detail needed is project dependent and carried out only where necessary to maintain flexibility and transparency. This may include items such as slab plans, wet area details, electrical layouts, or other project specific construction detailing.

Producing permit plans to a high level of detail from the start means the path from DA approval to Construction Certificate is faster and more straightforward. This is something we build into the process on every project.

Supporting Reports and Consultant Coordination

Most residential projects require documentation beyond the architectural drawings. Depending on the site and project type, this can include a structural engineering report, survey, BASIX certificate, bushfire assessment, flood certificate, geotechnical report, and others.

Be Shaw Drafting can source and coordinate all consultant documentation required for your approval, packaging everything together for lodgement. Alternatively, if you already have consultants engaged, we are happy to work alongside them.

From Concept to Construction Ready
